What a high-end home in Montecito really takes
Montecito lots are some of the most valuable on the coast, and building on them is shaped by review as much as by design. Projects go through Santa Barbara County with the Montecito design review board, and many parcels sit in high fire hazard areas or near creeks and debris-flow paths that affect where and how the house is built.
Harrod Built is a licensed general contractor (CSLB #986950) led by Michael and Chris Harrod. We build to your architect’s plans or design-build with our studio, and we price the work from the drawings early so the design stays within the budget you set.
Our office is in Paso Robles, and the finished homes shown on this site are in San Luis Obispo and Monterey counties. What we bring to Montecito is the same team, process and craftsmanship you see in those homes.

What to know before building in Montecito
Design review
Most new homes and exterior changes go to the Montecito board. Our Montecito design review guide walks through it.
Land first
Water, fire, creeks and debris-flow areas shape what a lot can hold. Read building a custom home in Montecito.
County permits
Montecito is unincorporated, so permits run through Santa Barbara County Planning & Development. See our county permit guide.
Wildfire zones
Fire hazard zones bring rules for roofs, vents, siding and windows. Read building in a fire hazard zone.
Contract type
Fixed price or cost-plus changes how risk and allowances work. See fixed price vs cost-plus.
Budget
Our Santa Barbara and Montecito cost guide explains what moves the number.

Can you work with my architect?
Yes. Most Montecito homes are drawn by an outside architect, and we price and build from those plans. We can also review drawings for cost before design review.
Do you rebuild homes on existing Montecito lots?
Yes. Teardown rebuilds and major remodels on existing lots are a large part of high-end work here.
How do you handle the distance from Paso Robles?
We plan reviews, inspections and subcontractor scheduling up front and staff the job for the drive.
How do we start?
Call or send the form with the address and a few notes. We start with a site visit and a review of any plans you have.
One family, three companies: plans for big custom homes, remodels and additions from Harrod Drafting & Design, and pools, hardscape and planting from Paso Robles Landscaping, our landscape company. Remodeling instead? See whole-home remodels in Santa Barbara and our Montecito page.
