How to read this guide. These are the cost drivers and patterns we see on our own jobs. Every site differs, so we don’t publish a per-square-foot number that would be wrong for most lots. The only way to get a real figure is a site visit and a written estimate from your plans, and that first visit is free.

Remodel budgets are set by three things: how much of the house you touch, whether walls, beams and systems move, and what turns up when the old finishes come off. The first two you control. The third is why every remodel should carry a contingency.

1. Scope

Kitchens, baths, whole homes and additions

  • Kitchens. Cabinets, counters, appliances and lighting carry most of the cost. Keeping plumbing and gas where they are saves money; moving the sink, range or a wall adds it. Construction on a kitchen typically runs about 4 to 8 weeks, depending on scope.
  • Bathrooms. Tile, glass, fixtures and waterproofing are the big items. A curbless shower or a moved toilet means floor and plumbing work. Construction typically runs about 2 to 4 weeks, depending on scope.
  • Whole-home remodels. Opening floor plans, new flooring throughout, and updated electrical, plumbing and HVAC. Often the point where owners weigh remodeling against rebuilding.
  • Additions. New foundation, framing and roof tied into the existing house, so they price closer to new construction, plus the cost of joining old to new.

2. The house you have

Age, structure and hidden conditions

Older homes in Paso Robles, Atascadero and San Luis Obispo can hide outdated wiring, galvanized plumbing, undersized panels, dry rot, termite damage and foundations that need work. Homes built before 1978 may have lead paint, which brings the EPA lead-safe renovation rule into play, and older materials may need asbestos testing before demolition. We look for these on the walk-through and price what we can see, with a contingency for what we can’t.

3. Permits and code

Permits, energy code and fire-zone upgrades

Inside Paso Robles city limits permits go through the City of Paso Robles Building Division; in Templeton and other unincorporated areas, through San Luis Obispo County Planning & Building. Larger remodels and additions can trigger upgrades under the California energy code (Title 24) and current code, such as smoke and CO alarms, electrical work and insulation. If the house is in a mapped fire hazard severity zone, new exterior work is built to wildfire standards.

4. Selections

Finishes are where budgets split

Cabinet construction, counter material, tile, flooring, windows, plumbing fixtures and lighting can swing a remodel budget more than anything else. We set allowances with you before work starts and track them as you choose, so there are no surprises at the end.

5. Living through it

Schedule, phasing and living at home

Staying in the house during a remodel is possible for many projects, but it can mean phasing the work, temporary kitchens and dust control, which add time. Moving out for a whole-home remodel often shortens the schedule. Either way, it belongs in the plan and the budget.
