Our Modern Ranch ADU in Paso Robles is a 1,200-square-foot guest house with covered porches, an outdoor kitchen and a fireplace, and our Modern Ranch in Templeton is a single-story home with about 4,200 square feet of living space.

County review
Los Olivos is unincorporated, so permits run through Santa Barbara County. The town and its surroundings have their own design guidelines under the Santa Ynez Valley Community Plan, with county design review.
Wells and septic
Most parcels outside the town center rely on wells and septic systems, which shape where the house can sit. Confirm water before you buy.
The whole property
Many owners want a guest house or ADU, a barn, or a pool and outdoor kitchen too, so we plan the whole property as one scheduled project.
Fire safety
Much of the valley is in mapped fire hazard zones, which means ember-resistant construction under Chapter 7A of the California Building Code and defensible space.
