Design-build
One team from the first sketch to move-in
Design-build means the people drawing your home and the people building it work together from day one. You get one contract, one schedule and one number to call, instead of passing drawings between separate firms.
We start with your lot, your budget and how you want to live. Plans are drawn with the build in mind, often by our sister company Harrod Drafting & Design, so budget and building questions get worked out before permits, not after. Already working with an architect? We build to your plans and give you budget input early.
Once the permit set is approved, Michael and Chris run the build themselves, with regular updates and help choosing finishes along the way.

The same way we run every Harrod Built project: a licensed family team and one point of contact from start to finish. Design-build just means those steps are planned together from the start.

One licensed family team
Harrod Built is run by brothers Michael and Chris Harrod (CSLB #986950). Michael is the licensed general contractor and stays involved from the first design conversation to the final walkthrough.

Chris runs the job day to day: the schedule, the subcontractors and the details. You always know who to call.

Permits and pre-construction
Our team handles the permit process, site prep and pre-construction logistics, and keeps you informed before ground is broken.

Updates, finishes, walkthrough
Regular updates through every phase, help with finish selections, and a final walkthrough before handover, backed by our warranty.
How does a design-build contract work?
It starts with your goals, your budget and a look at the site. Then comes design. Once the plans, the estimate and the schedule are agreed and permits are in hand, you sign one contract and construction begins.
From there one team coordinates the crews, the schedule, the materials and quality control through to the final walkthrough.
When does design-build make sense?
When you want one team responsible for both the plans and the build. Because design and construction are planned together, budget questions get answered while changes are still easy to make on paper, and design and construction can overlap to tighten the schedule.
Can you build from plans I already have?
Yes. If you already have an architect or a finished plan set, we build to it as drawn and bring budget and constructability input early, so there are no surprises.
Do you handle permits?
Yes. Our team handles the permit process, site prep and pre-construction logistics, and keeps you updated before we break ground.
