Building a high-end home in Santa Barbara
Santa Barbara asks more of a custom home than most places: design review boards with real authority, coastal and hillside lots, high fire zones, and neighbors who care how a house meets the street. Getting a luxury home built here is mostly about getting those reviews right the first time.
Harrod Built is a licensed general contractor (CSLB #986950) led by Michael and Chris Harrod. We build new custom homes and whole-home rebuilds to your architect’s plans or design-build with our studio, and we price the work from the drawings early so the design stays within the budget you set.
Our office is in Paso Robles, and the finished homes shown on this site are in San Luis Obispo and Monterey counties. We say that plainly: what we bring to Santa Barbara is the same team, process and craftsmanship you see in those homes.
What we build here
- New custom homes on your lot
- Whole-home rebuilds and major remodels
- Additions and guest houses
- Hillside and view-lot foundations
- Pools and outdoor living with our landscape company
- Estimating during design, before permits

What to know before building in Santa Barbara County
City of Santa Barbara
Inside the city, single-family projects can go to the Single Family Design Board. Our SFDB guide walks through when review applies and how hearings run.
Montecito
Montecito is unincorporated and has its own design review board under the County. See our guide to Montecito design review and building a custom home in Montecito.
Hope Ranch
Hope Ranch adds its own association review on top of County permits. Read Hope Ranch review and permits.
County permits
Unincorporated parcels go through Santa Barbara County Planning & Development. Our county permit guide covers the steps.
Santa Ynez Valley
Ranch and vineyard parcels bring wells, septic and long driveways into the budget. See building in the Santa Ynez Valley.
Budget
Our Santa Barbara and Montecito cost guide explains what moves the number on a high-end home.

Santa Barbara County
Do you have to be local to build in Santa Barbara?
No, but you do have to plan for the reviews. We schedule design review, County or City plan check and inspections up front and staff the job for the drive.
Can you work with my architect?
Yes. Most high-end homes in Santa Barbara are drawn by an outside architect, and we price and build from those plans. We can also review drawings for cost before they go to design review.
Do you rebuild homes after a fire or a teardown?
Yes. We build whole-home rebuilds on existing lots. See our guide on rebuilding after a wildfire for how that process usually runs.
How do we start?
Call or send the form with the address and a few notes. We start with a site visit and a review of any plans or design ideas you have.
One family, three companies: plans for big custom homes, remodels and additions from Harrod Drafting & Design, and pools, hardscape and planting from Paso Robles Landscaping, our landscape company. Also see luxury custom homes in Montecito.
