High-end custom homes
What a high-end build in San Luis Obispo really takes
A luxury home is less about the finish list than about the decisions made before the first footing: where the house sits on the lot, how the views and sun are handled, what the soils and slope demand, and how the permit path will run. We do that work with you up front, so the budget and schedule are grounded before you commit.
Harrod Built is led by brothers Michael and Chris Harrod. We build new custom homes on your lot, either design-build with our studio, Harrod Drafting & Design, or to the plans of the architect you already have. You get one point of contact for estimating, subcontractors, inspections and the punch list.
Inside the City of San Luis Obispo, new homes go through the city’s community development and building review, and larger or more visible projects can see design review. Outside city limits, in Edna Valley, Avila Beach, See Canyon and the rural areas, the project runs through San Luis Obispo County Planning & Building. We confirm which applies to your parcel on day one.

What shapes a luxury home in the San Luis Obispo area
City or County
Seven incorporated cities review their own projects. Unincorporated areas go through San Luis Obispo County Planning & Building. The rules, fees and timelines differ, so we check before design starts. See our guide to city vs county permits.
Hillside and view lots
The hills around San Luis Obispo, Edna Valley and Avila give the widest views and the hardest sites: soils reports, engineered foundations, retaining walls and driveway access all drive cost. Our sloped-lot guide covers what to expect.
Wildfire zones
Many hillside lots are mapped in fire hazard severity zones and must be built to the wildfire chapter of the building code. Read building in a fire hazard zone.
Coastal lots
Near Avila Beach, Pismo and Morro Bay, a new home may need a coastal development permit. Our coastal permit guide explains the process.
Energy code
Every new California home must meet Title 24, including solar on most new homes. See Title 24 for new homes.
Contract type
Fixed price or cost-plus changes how risk and allowances work on a high-end home. We explain both in fixed price vs cost-plus.

Do you build luxury homes in the City of San Luis Obispo or only the county?
Both. We build inside city limits and across unincorporated San Luis Obispo County, including Edna Valley, Avila Beach and the North County.
Can you build from my architect’s plans?
Yes. We regularly price and build from an outside architect’s drawings, and we can review the plans for buildability and budget before they go to permit.
What does a high-end custom home cost here?
It depends mostly on the site, size and finish level. Our San Luis Obispo custom home cost guide walks through the drivers, and we give a written estimate once we have seen the lot and plans.
Will you walk a lot before I buy it?
Yes, at no charge. We look at access, slope, utilities or well and septic, fire zone and the likely permit path.
