As a rough guide, Michael Harrod puts a custom home with us at about $300–$400 per square foot and up, about $500–$600 per square foot with taller ceilings, stone or a gated-community setting, and $600+ at the very high end, with a premium for hillside lots. In Templeton, the biggest local line item is often water: inside the Templeton Community Services District, the water and sewer impact fees alone are listed at $58,582 for a new home. Hillside lots add a premium. A sloped lot usually adds cost for a well and septic, grading, engineered foundations and access. How much depends entirely on the site, so we price it after we walk the lot.

Why the same house costs more or less in Templeton

Two of our finished homes are in Templeton’s Santa Ysabel Ranch, so we know the town well. Templeton is not a city. It is unincorporated San Luis Obispo County, and water, sewer and fire service come from a community services district. Whether your lot is inside that district decides a big share of the local cost.

1. Water and sewer impact fees

The Templeton Community Services District (TCSD) charges one-time impact fees to connect a new home. Its current master fee schedule (revised May 19, 2026) lists a water impact fee of $46,527 per 575-gallon-per-day unit and a sewer impact fee of $12,055 per 176-gallon-per-day unit, plus a $350 will-serve letter application and meter installation (from $670 for a 5/8-inch meter). The fees don’t include the service line and other work to reach your lot.

2. Water availability

TCSD posts how many water units it has left to sell; its Engineering page listed 329 available units in May 2026, and the District runs a water supply buffer policy. Confirm a will-serve letter for your lot before you commit to a design.

3. County permits and fees

Permits run through San Luis Obispo County Planning & Building and the PermitSLO portal. The County’s 2026–2027 County fee schedule lists $8,657 in public facility fees per new single-family home, on top of plan check, permit and inspection fees.

4. Outside the district: well and septic

Rural parcels outside TCSD’s service area, such as many in the west-side hills, usually rely on a private well and a septic system. Budget for well drilling, a pump, storage tank and any treatment, and a septic system designed around percolation tests that meets the County’s Local Agency Management Program for septic systems.

5. Oaks, slopes and fire zones

West of Highway 101, many Templeton lots are oak-covered and sloped. Grading, retaining walls, engineered foundations and a driveway that trucks can climb all add cost; our hillside lot guide covers them. Check the address on the CAL FIRE Fire Hazard Severity Zone maps, because a mapped fire zone changes the roof, siding, vents, windows and decks.

What else belongs in a Templeton budget

  • Design and engineering: plans, structural engineering, energy compliance, survey and soils report.
  • School fees, charged per square foot by the school district.
  • Fire sprinklers, required in new California homes.
