Custom Home Builders in Shandon, CA
Custom ranch homes, guest houses and ADUs in Shandon and the open country east of Paso Robles, built by a family team from Paso Robles.
The short answer
Harrod Built builds custom homes, guest houses and ADUs in Shandon. Shandon is unincorporated San Luis Obispo County, so permits run through County Planning & Building. In town, water comes from County Service Area 16; there is no community sewer yet, so homes use septic systems, and rural parcels usually need a well too. Call 805-712-8993 or contact us.

Shandon
Open country east of Paso Robles
Harrod Built is a family custom home builder and general contractor led by brothers Michael and Chris Harrod. Shandon is a short drive out Highway 46 from our Paso Robles office, and most of our finished homes are within the same North County heat, soils and building rules.
Building in Shandon usually means a larger rural parcel: long driveways, a well, a septic system, fire-safe construction and a house designed for hot summers. We plan those pieces before design gets expensive.
Our design studio, Harrod Drafting & Design, can draw the plans, and our sister company handles landscaping, so one family team carries the whole project.

Permits, water and septic in Shandon
County permits
Shandon is unincorporated, so permits run through San Luis Obispo County Planning & Building, with applications filed through the PermitSLO portal. Land use in and around town follows the Shandon Community Plan.
Water in town
County Service Area 16, run by County Public Works, provides water service to the community of Shandon. If your lot is inside the service area, we confirm a will-serve and connection requirements early.
Wells on rural parcels
Outside the CSA 16 service area, a new home usually depends on a private well in the Paso Robles groundwater basin. The well test, pump, storage tank and any treatment belong in the budget from day one, and fire-flow storage may be required.
Septic, not sewer
Shandon does not have a community sewer system yet; the Shandon Community Plan calls for one in the future. Until then, homes use onsite septic systems, and new or expanded systems must meet the County’s Local Agency Management Program for septic systems, designed around soils and percolation tests.
Heat, wind and power
Shandon summers are hot, so orientation, roof overhangs, insulation and HVAC sizing matter. PG&E can shut off power during high fire-weather days, which is one reason many rural owners plan for backup power or solar with batteries.
Fire zones
Much of the grassland and oak country around Shandon can sit in mapped fire hazard severity zones. Check your address on the CAL FIRE Fire Hazard Severity Zone maps; we confirm it on the first site walk and build to the wildfire chapter of the code where it applies.
Do you build custom homes in Shandon?
Yes. Shandon is part of our San Luis Obispo County service area, a short drive out Highway 46 from our Paso Robles office.
Is there sewer in Shandon?
Not yet. The Shandon Community Plan calls for a community wastewater system in the future, so for now homes use septic systems that must meet the County’s onsite wastewater rules.
Where does water come from for a new home in Shandon?
In town, County Service Area 16 provides water service. On rural parcels outside the service area, a new home usually needs a private well. We check which applies to your lot first.
Can you build a guest house or ADU on my ranch?
Often, yes. ADUs and guest houses on rural parcels depend on the well, septic capacity and County rules. See our ADU page and the ADU cost guide.
What does a custom home cost in Shandon?
It depends on the site and the design. Rural lots add a well, septic and site work. Our Central Coast custom home cost guide gives Michael’s rough per-square-foot ranges; a real number comes from a site visit and a written estimate.
