Larger parcels, more sun, different challenges
Harrod Built is a family custom home builder led by brothers Michael and Chris Harrod. In Carmel Valley we build new custom homes and larger projects, usually with an architect our clients already trust.
Every Monterey County job is run by one of our project managers, or by Chris or Michael himself, with an update every week and usually a conversation every day.

Wells and septic
Many Carmel Valley properties rely on wells and septic systems, which Monterey County’s Environmental Health Bureau signs off on. They shape where the house can sit, so we look at them first.
Hillsides and access
Hillside lots bring grading, drainage and retaining walls, and long private roads affect how materials and crews get to the site.
Fire zones
Much of the valley and the surrounding hills are in mapped fire hazard severity zones: ember-resistant construction under Chapter 7A of the California Building Code, and defensible space around the house.
Plans and permits
Development is guided by the Carmel Valley Master Plan, and permits run through Monterey County Housing and Community Development.

Do you build in Carmel Valley?
Yes. Carmel Valley is part of our Monterey County service area, and we’re currently building a custom home in the Santa Lucia Preserve in Carmel.
How long does a custom home in Carmel Valley take?
Plan on design and permitting first, then construction. For a larger custom home the whole path can take two years or more. We give you a realistic schedule once we’ve seen the site and know which approvals apply.
Can you look at a lot before we buy it?
Yes, and it’s free. We’ll walk the property with you and talk through access, slope, water, septic and the likely permit path while you can still walk away.
Do you take on remodels here?
In Monterey County we focus on new custom homes and larger projects. Smaller remodels we keep closer to home in San Luis Obispo County.
